You’ve found the place. You’ve put in your offer to purchase, and it’s been accepted. You’ve arranged your financing. And now you need a lawyer to close the deal.
First time purchaser? Buying bigger, with a new baby on the way? Buying smaller, after a divorce? Buying smaller, with a view to retirement?
There are lots of happy occasions for a house purchase, and lots of not so happy occasions for a house purchase. One thing for sure: no matter how many times you’ve bought a house, it’s never a routine transaction to you. We get that. We do a lot of house purchase transactions, but we never lose sight of the situation you’re in when you’re buying, and what’s of concern to you.
You’re worried about what it will cost. Not just the agreed-upon purchase price, but all of the extras. Closing costs. Mortgage fees. Real estate fees. You’re worried about whether you need a new survey. And what that will cost. You’re worried about the utilities accounts. And making sure the property taxes are paid up to date. You’re worried about arranging for your move, when you can get the keys.
You’re worried that the home inspection was thorough enough, and that you negotiated the appropriate price reduction if repairs were required to the roof, or to the foundation. You want to be sure that the deed transfer is properly registered on title, so that your new house is legally your house.
You need a lawyer who will take the time to review the Agreement of Purchase and Sale, and the mortgage documents, and answer all of your legal questions.
We won’t rush you. We’ll explain carefully, and in language you understand. It’s a fresh start in a new house that you intend to make your new home. And we want to reduce the worry for you in every way we can.
Home sweet home. At the heart of every house purchase.
